Sea swimming, tennis talking, Pimm's picnicking and chock-full calendars; the joys of summer have arrived! Ahead of the peak season, we take this opportunity to reflect on the last three months and get you geed up for the busy spell ahead. As well as revealing the top performing properties, we also look at expert opinions of how Brexit may affect travel here in the UK and share some of our favourite guest funnies from the spring season, for a little comic relief.

Those of you who keep a beady eye on the website will have noticed a number of stunning new properties joining our ever-increasingly eclectic portfolio of private homes, including several coastal corkers, a magical woodland hideaway and unique wartime relic reimagined.

We are delighted to share that revenue across the portfolio is up by 15% for confirmed bookings compared to the same timeframe as last year (April - June). On top of this, occupancy levels are up by 6% and income for these is up by 9% compared to the same period last year.

Whilst the number of bookings taken so far for next year remains on target, the revenue we have generated for your advanced bookings is up by 48%. This has been facilitated through a more detailed focus on individual property performance taken by our dedicated Owner Consultant Charlotte who, in her new role, is constantly reviewing booking levels, tariffs and feedback; making tweaks where necessary in order to maximise individual property success for all owners across the portfolio.

The Edge
Occupancy Levels

April to June saw occupancy levels rise by 6% on last year. The top performers here were The Edge, followed by Seaglass, Libertine, Skyfall, Sweetpea Cottage, The Cable Hut, The Secret Holt, Little Gillyflower, Sundance and The Beach Hut.

Confirmed Bookings

The Edge also gets crowned the winner for acquiring the most confirmed bookings this quarter, closely followed by Delphin and then Seaglass, The Woodlanders, The Little Charcuterie, Supernova, Phillimores, Willow Moon, Voyager and The Riddle.

Hot Off The Press

In marketing news, the last three months have seen the team break records and secure over 70 pieces of press in print and online. Highlights include spreads in Country Homes and Interiors, The Telegraph, The Times, Country and Townhouse, Country Living, 25 Beautiful Homes, The Sunday Times, The Financial Times, Grand Designs, Conde Nast Traveller and two features on We were also asked to contribute to an article for Marketing Week on 'sticky brands'.

On top of this we teamed up with The Times and The Sunday Times in some big promotions. As well as generating a huge amount of PR, these competitions gave us significant data capture to add to our database of newsletter subscribers. Special thanks goes to Tempest and The Cowshed for taking part.

Brexit – What will it mean for us?

It’s no surprise that tourism is one of the UK’s biggest earners, generating in excess of 120 billion pounds a year. The leading association of travel agents (ABTA) reported that last year nine million holidaymakers came to the UK from the EU. When the pound falls, the UK becomes even more of a honeypot to overseas tourists. In terms of British holidaymakers’ behaviour, if foreign holidays become significantly more expensive, it is expected that many may opt to swap their overseas break for a trip on home turf.

Experts suggest that those coming to Britain from the Commonwealth should certainly not be put off. Many Australian, Canadian, New Zealand, Indian and Pakistan residents in particular have family in the UK and, when visiting, routinely stay longer to visit to different parts of the UK. If Britain leaves the EU and re-establishes links to these countries, ABTA predicts they will visit more often and stay for longer.

John Brennan, CEO of Amaris Hospitality last week said “we are now entering a period of uncertainty as Britain prepares the ground for exit. While the negotiation period could have an affect on the markets overall in the short-term, the hospitality sector is well-placed to remain robust during this period”.

One thing is for sure and that is the fact there's never a dull moment here in the Unique Home Stays office. With our phones ringing and our inboxes bursting with guests' weird and wonderful questions, here are a few recent crackers…

In response to Little Bear’s launch, we received a very kind email inviting us to enjoy some “bear time”  in the woods… it turned out the email was intended for the red-faced sender’s girlfriend.

A recent request from a gentleman made us chuckle when he asked if he was able to play the church organ located in the grounds of one of our properties. He called up especially to reassure us he had his organ trousers ironed and was ready to go.

A young guest staying at The Riddle took the Sherlock theme a little too literally when he used the styling props to handcuff himself to the radiator. After a number of hours the keys were located and the young chap was released from the radiator, much to amusement of  his parents and just in time to make it to the bathroom!
