Welcome to the latest edition of your Unique Home Stays Owners’ newsletter. With the summer season now in full swing, we take this time to look back over the last three months and get you in the summer holiday spirit! Having achieved outstanding occupancy levels and some great press stories; this quarter has been a whirlwind of excitement.

Those of you who keep a close eye on the website will have seen a number of stunning new properties joining our eclectic portfolio of beautiful private homes, so we’d like to take this opportunity to give our new owners a warm welcome on board and congratulate those longstanding members who have brought on their second or third properties with us.

We are excited to share that over the last quarter (April - June) confirmed bookings were up by an impressive 31% compared to the same timeframe as last year, as well as advanced bookings (one year ahead) which have increased by a staggering 155%. We have also started to take enquiries for 2019 which shows self-catering staycations are still clearly in demand, and those wanting to secure something special know that they need to get in fast.

Numbers are also up in the office. We're thrilled to announce that Property Advisor Clare Gray has given birth to her first child Oliver Thomas, who was born on the 20th of July at 9.14am, coincidentally weighing in at a healthy 9.14 pounds! At one day old, he’s the youngest (and probably most handsome) visitor to the Unique Home Stays office yet!

This quarter has seen a record number of properties hit 100% occupancy levels. Including The Beach Hut, along with The Viewing GalleryChapel PointBarefoot Beach House, Chapel on Cloud Island, The Cowshed and Winsmore Cottage.

The Creamery has been crowned the winner for acquiring the most confirmed bookings this quarter, closely followed by The Beach Hut and Libertine in second place, and then The Honey Pot and Beauport Cottage in third.

Now with three members to the Marketing team there has been even more of a concentrated effort on acquiring Press and PR for your properties than ever before. As well as featuring in dozens of glossy home, lifestyle and travel publications, we also had some more unusual press this quarter. An exciting moment was when we realised The Times cryptic marriage proposal took place at Little Gillyflower, making headlines worldwide. As well as being featured on BBC News and in the New York Times, we were even asked to do a radio interview about the “unique” proposal. In other news, Barefoot Beach House took centre stage in The Times this month as part of a big Times Plus competition, Kate Winslet was photographed in a fashion shoot at Selsey Beach House and we’ve also been involved with some filming for George Clarke’s Amazing Spaces. If you've built or bought a furnished residential property within the EEA you may benefit from claiming capital allowances tax relief.

Case Study: For a property purchased for £500,000 by a tax payer there could be total capital allowances of circa £150,000 for heating, lighting, swimming pools, fittings and sanitary ware. At a tax rate of 45%, you could receive a total tax saving of £67,500.

Now that 67% of our properties accept pets, we are introducing an increase to the charges for guests bringing their four-legged friends, so that you a receive extra (non-commissionable) income to cover accommodation and maintenance fees incurred. Guests will now be charged £50 on a ‘per dog per week or short break’ basis, instead of per stay.


There has also been an amendment to provisional hold durations. For sleeps two properties there is now a zero hour provisional hold available, or 12 hours on bookings taking place after six months from the time of the hold being placed. Provisional holds for homes which sleep four to eight will expire after 24 hours, or 12 hours if the dates are within four weeks. Lastly, provisional holds on sleeps 9+ properties will expire after 48 hours, or 24 hours within seven days. With these changes in place we hope to see a rise in confirmed bookings and see the calendars filling up faster.

Transforming your beloved abode with the help of a second pair of expert eyes can help attract new guests as well as media attention. As Unique Home Stays Owners, we know how much you pride yourselves on providing an outstanding guest experinece and the results speak for themselves, with 99% saying that the level of customer service they recieve meets and exceeds their expectations. To ensure we continue to go that extra mile, we encourage you or your house keepers to personally greet guests on arrival and to give them a follow up courtesy call at some point during their stay. Together with us being on hand in the office seven days a week, we believe that this will allow any niggles to be ironed out and ensure queries can be dealt with as swiftly as possible, allowing guests to enjoy a blissful break.

Last month we hosted our first Unique Owners’ lunch at Lewennick Lodge Pentire, Newquay, where Charlotte and David were joined by a selection of owners from North Cornwall. The party enjoyed a wonderful seafood lunch in the sunshine whilst sharing some insider Owner stories, hints and tips. This marks the first of many gastro gatherings on the calendar, and Charlotte is already under way arranging the next which is due to take place at the end of summer.
