This luxury self-catering barn conversion sits just north of St Mawes on the east coast of the Roseland Peninsula, not far from Portscatho with its sandy bays and year-round sailing. Starting life as a cow byre, The Sea Barn now benefits from coastal chic interiors and far-reaching sea views for miles around.


With the living areas on the upper floor and bedrooms below, this upside-down self-catering barn conversion on the Roseland Peninsula has style and space a-plenty. Gentle hues combine with exposed stone and natural wood features, whilst soft furnishings and goose-down duvets create a luxury coastal retreat you’ll want to come back to, again and again. If you can tear yourself away, there are lots of attractions nearby too, from quaint villages to subtropical gardens and art galleries.


Tumble out of bed and bask in the glorious coastal views as you sip on a coffee. Let the daylight gently lull you awake as you sink into the sofa and plan your day. In summer, the outside seating is a huge draw whilst in winter, moody skies and burgeoning seas can be watched from the warmth of beside the woodburner. Featuring two doubles and one twin, all of the sumptuous bedrooms are on the ground floor and have access to the garden. The gorgeous family bathroom has a bath and walk-in shower.


The Sea Barn provides al fresco dining opportunities that follow the course of the sun, or shade, depending on which you're chasing. The formal garden area is enclosed by the original dry-stone walling and has a large lawn crying out for cartwheels. For sun-worshippers, the second patio overlooking the meadow is accessed from the ground floor and offers magnificent sea views. A pleasant ten-minute stroll through the back garden gate and through the fields reaches the coastal path which leads down to the local beaches.

Getting there

  • On the Map The Sea Barn sits on the Roseland peninsula on Cornwall's South coast; not far from Truro, Falmouth or St Mawes.
  • By Car From London, take the M4 toward Bath, take M5 South and A30 to Cornwall and follow the directions provided. Just off the A3078 at Treworlas, near St Mawes, the barn is around 4.5 hours from London.
  • By Train Truro train station has a regular connection to Exeter and London.
  • By Air Newquay airport is approximately 45 minutes from The Sea Barn.

Originally a cow byre dating back to the 1800s, we lovingly restored The Sea Barn in 2002. I am Cornish and have lived here with my family for most of my life. Peter, our children and I feel very fortunate to live here and be able to enjoy this fantastic setting on the south Cornish coast whatever the season.

These days, The Sea Barn is the perfect place to relax, unwind and adjust to ‘Cornish time’. Surrounded by open countryside, it stands in an Area of Outstanding Natural Beauty on the south coast of the unspoilt Roseland Peninsula. We have panoramic views stretching from Nare Headland to Portscatho with glimpses across the fields to Falmouth.

Whether you are looking for an active break or just hoping to chill out and unwind, it is an ideal base. Come and enjoy the peace and tranquillity with rolling countryside, beautiful, safe sandy beaches, fresh air and clear blue skies (in summer months!).

Out of season, you will find fabulous empty beaches and deserted coastal paths. On cold wintry days, there’s nothing better than hunkering down with a hot soup picnic on a sheltered beach or coastal bench looking out to sea.

The Sea Barn was the perfect combination of comfort and style. From perfectly matching soft furnishings, to high spec bathrooms and living space which you wished could be your home! It felt like you were in a uniquely rural location with beautiful views and not a sound but the birdsong to be heard, yet perfectly placed with access to the road running through the Roseland Peninsula.

Excellent service provided by Unique Homestays, reliable contact and follow up was appreciated. The property was very well maintained and we were feeling very welcome from the start. A very beautiful bouquet of wild flowers was on the table upon our arrival, the heating was switched on (which was particularly important as we were travelling with our 7 months old daughter), a baby book was set out on the high chair, a new baby cot was provided, the fridge was stocked with essentials and beyond, etc. Everything exceeded our expectations!

We loved the little touches such as fresh daffodils and candles. We also loved the fact that the barn was equipped with the kitchen utensils. Milk, butter, sausages, bread left for us was a great surprise and meant we did not have to go out that night to do shopping.

Having both had years of rented houses in various countries this rates as one of the best equipped and most comfortable either of us has seen. Thanks for the welcoming touches and the thoughtful videos, books and children´s toys.

It is hard to imagine a more beautiful setting or more inspiring views. We have really enjoyed our stay with every need catered for in this tastefully converted barn. What a treat to be in such comfort, thank you.

Fantastic coastal views all around the cottage; wonderful setting and the interior decor makes the holiday home feel really special. The close proximity of sheep and cows was a huge plus for the junior members of the family. We will definitely come again!

We´ve had a wonderful holiday, done lots of walking, bird watching and saw a seal from Towan beach. We thoroughly enjoyed our stay, the sea barn was exceptionally well appointed and a very relaxing place to stay – can´t wait to come back soon

Wonderful location - had a feeling of remoteness, but was close enough to shops and restaurants. The Sea Barn had everything we needed and items such as bed linen were very good quality.

The home is beautifully appointed and maintained. We appreciated the owner taking the time to drop by, introduce herself and her home. A very nice touch. She also gave us great recommendations for a hike, which we took the next day.
