Tucked away within the realms of a private 600-acre estate, it conjures all the fond imaginings of what a modern English country escape should be.


Like all the best country houses, you’ll find this luxury home nestling at the end of a long, winding lane bordered by flitting wild deer, a silver pond and bluebell woods that turn the ground into a sea of indigo come spring. The Darton is set within 600 acres of the prestigious Pelsham estate five miles west of Rye and flaunts mullion windows, a catslide roof and exposed rafter tails, ensuring this former farmhouse is as charming as it is traditional in its High Weald vernacular. From the chirps of wild birds at daybreak to bedtime stories by an open fire; the whole family are guaranteed enchantment here. 


Large oak entrance doors swing open to reveal heated flagstone floors and fires that crackle and roar when snow storms threaten outside. Choose from the drawing room, sitting room or television snug; there’s no lack of fireside seating when it comes to settling for a bottle of Burgundy or game of bridge. After the world has been put to rights, clamber the stairs to one of four bedrooms complete with timber beams, original floorboards and serene shades of white all throughout.


On summer days, sink into the sun-loungers with a hardback and view of the valley beyond the garden ha-ha, or roam the grassy fields, orchards and waterside trails within the wider estate at your leisure. Tales of smugglers, writers and artists abound in cobbled Rye, just a ten-minute drive away, while Camber Sands is little more than a stone’s throw for those who long for seaside escapades on the East Sussex coast. Whatever the day’s adventures, returning to the stillness of the estate come dusk is pure magic, as owls hoot and stars pierce the dark sky above.

Pelsham Manor was built in the 1920s and we were fortunate enough to acquire the property and surrounding farmland in 1994 and 1995, fulfilling a lifelong dream to own a beautiful home and grounds in the wonderful English countryside.

The Darton is an exceptional part of the Pelsham Estate. The roaring fires in the big inglenook fireplaces, the dramatic views down the valley with long shadows in the evening sun and catching sight of the wild deer outside; everything about the house and grounds is just so special.

Keep an eye out for swifts fleeting across the pond, buzzards soaring overhead, catching sight of the barn owl in the evenings, and as night falls, listen for the owls softly hooting. One thing you absolutely must do, is look skywards and marvel at the stars visible amongst the complete darkness of this remote, rural land.
