August House | Luxury Self-Catering Manor | Happisburgh, Norfolk

Hugged by private woodland and once owned by the Queen Mother’s brother, this unique manor house built in the shape of a butterfly on the wild Norfolk coast exudes class and comfort. Grandeur furnishings, enormous plants and an al fresco swimming pool all come together to create one grand self-catering coastal retreat. This rather noble house is more than just good looks too, with every penny going to charity.

Standing the test of time since 1900, this luxury seaside manor house in Happisburgh has a colourful history of WWII defence and royals sweeping through corridors. Perched on the Norfolk clifftops, August House is an ever-changing enigma throughout the seasons. Roses scramble over flint walls and reach across the thatch in summer, wild garlic litters woodland floors in spring and a wash of apricot orange colours the land in autumn. Throw in huge skies scintillescent with stars, humming waves and sofas so deep you'll hesitate to stand and refill your glass of Pinot Noir, and you’ll wish to be Lord of this butterfly-shaped manor for eternity.

Bedrooms and Bathrooms

The ground floor bedroom features a king-size bed, en suite shower room and access onto a walled courtyard. In the lower-left wing on the first floor is the Woodland Suite, with views into the treetops, an en suite with roll-top bath and walk-in shower. In the hall is a family shower room before leading to The Churchill Suite, with sea views, double bed and en suite shower-over-bath. In the middle of the house are two bedrooms with views of the surf; one twin and one king-size. The lower right wing is home to both The Lighthouse Room, with twin beds, and the emperor-sized Peacock. Next is a large shower room and separate WC. In the final wing is The Royal Suite, with a sleigh bed, en suite shower room and sea views. Upstairs to the Tribal Rooms; two king-size bedrooms with their own private lounge areas and a shared shower room.


Set over several levels and linked together by stone steps, August House's gardens have been listed by Historic England for their outstanding beauty. Find a quiet spot in the orchard to recline against a tree with a good book, make like the movies and run hand in hand with your beau across sunlit fields to the sea or move the inside out with a gastronomic treat on the lawn. The woodlands are a magical place to saunter come rain or shine; harvest wild garlic for a sumptuous home-cooked soup or lie amongst the bluebells for a well-deserved holiday nap. If you can bear to prize yourself away, days in Norfolk are best spent slowly exploring the Broads by bicycle or canoe; at night, sinking into the hot tub with a blanket of stars above.

For Relaxation

Here is a place where wellness is of the most dignified affair. From radiant afternoons spent splashing in the pool, to winter warming sessions in the sauna high in the rafters, there’s enough to keep all generations entertained throughout the year. Gather the family around the open fire for long nights of board games and friendly competition, or sneak off under the lulling beam of the lighthouse for whispers of love in the hidden summerhouse deep in the garden. Of course, sultry days at August House wouldn’t be complete without croquet on the lawn and a hearty barbecue lingering on the air, whilst moonlit skinny dips when the brood are tucked up in bed are highly encouraged.


The kitchen includes a double electric oven and five-ring electric hob, two freezers, three fridges, a coffee machine and a microwave. There is also a washing machine and tumble dryer as well as plenty of parking at the front of the house. Please note that dogs are only permitted in certain areas of the house at all times.

August House has the ability to feel like an intimate cottage or a grand manor house whilst capturing some of the most inspirational coastal views imaginable. Sitting outside the study in one of the egg chairs with a glass of wine and the sun setting on the lighthouse is my favourite place to be.

Early Bird Set the alarm nice and early and head to Blakeney National Nature Reserve and hear the dawn chorus crescendo as the sun rises. Pack a flask of cocoa and some bacon sandwiches for a breakfast picnic by the sea.

Don your Walking Boots Bordering the August House estate is one of Norfolk’s most beautiful walks. Skim the waves south atop the cliffs to Cart Gap Beach, snack on cake at delightful Smallsticks Barn and dip your feet in the sea before wandering home.

Explore the Broads A trip to Norfolk isn’t a trip to Norfolk without spending a day navigating the 125-miles of waterways and AONB. Get close to nature and take some time to breathe by hiring a boat, canoe or bicycle and slowly meandering the tranquil Broads.

City Living Pretty Norwich is just 20 miles or 40 minutes from August House and with a wealth of twisted timber buildings, boutique shops, quirky cafes, vibrant markets and more cathedrals than you can shake a stick at, this eastern city feels almost like home as soon as you arrive.

Eating Out

Norfolk is filled to the brim with cosy tea rooms, country pubs and quirky eateries, but there is little better than having toes dipped in the sand and a burger in hand. Stroll down to the beach to, you guessed it, Burgers on the Beach, for locally sourced quarter-pounders, fresh crab patties and vegan burgers galore. For a fine dining experience by the water, it has to be The Boathouse at Ormesby.
