Studio Fold | Luxury Self-Catering Eco Home | Pulborough, Sussex

Meticulous design and eco-friendly credentials have seen this former derelict water pumping station transform into an award-winning self-catering home, featuring two connecting 46 foot-wide rooms and five bold bedrooms for friends and families to gather. Set in the sought after hamlet of Nutbourne in Pulborough, Studio Fold is but a hop, skip and a jump from the chalky hills and rolling countryside of the South Downs National Park.

Originally built in the 1930s by Great War veterans, this former pumping station can be found down a private country lane in Pulborough, ensconced in greenery. Studio Fold’s salience is apparent from the moment of arrival; a home full of history and intrigue. Following a thoughtful renovation which featured on Caroline Quentin’s Restoration Home, this vast one-level family home is now flooded with natural light, with a contemporary open-plan design making it perfect for luxury self-catering escapes in the South Downs.

Bedrooms and Bathrooms

Five spacious bedrooms lie in the north and west wings of Studio Fold, all set off the central living areas. The large master bedroom features an en suite shower room, whilst a twin and double bedroom share access to a modern shower room. There is a large family bathroom which the other double and second twin bedroom can enjoy between them.


There is a large lawned area perfect for children to play upon from dusk until dawn, whilst older family members can gather on the terrace for barbecue suppers and evening sundowners. There is much to discover whilst staying at Studio Fold, especially in the rolling hills of the South Downs - stuffed with ancient woodland, chocolate box villages and thriving vineyards to explore. Jaunt to the nearby market town of Petworth, best known for Petworth House and the stunning gardens of Capability Brown, which offers an abundance of independent shops and fine eateries. 

For Relaxation

The high-ceilinged living area at Studio Fold presents the perfect place to read fireside, admire the owners’ carefully curated art collection, or simply just enjoy being. The blank canvas of the basement den provides a contrast to the rest of the home, with enough space for a plethora of activities from gym workouts to yoga sessions and even disco dancing under the ceiling mirror ball! Whatever the day's activities bring, the whole party can savour evenings spent unfurling beside the fire with a pile of coffee table books and hand-picked selection of local wines. 

The Practicalities

The glossy, open-plan kitchen is well-equipped with three ovens, a dishwasher, microwave, fridge-freezer and washing machine. There is ample parking for up to eight cars on the private gated driveway.

The South Downs Way This unique trail of footpaths links some of the finest countryside between Winchester and the white chalk cliffs of Eastbourne and offers a wealth of exploration opportunities. Brimming with fine pubs, pretty villages and overflowing with wildlife, a walk or cycle through the South Downs National Park promises a wonderful adventure.

Country Houses Scattered throughout the West Sussex countryside and found at the end of grand sweeping driveways, some of England's finest country homes lie within easy reach. One of the most impressive is Petworth House, a remarkable grade-I listed mansion with grounds landscaped by 'Capability' Brown.

Head to the Beach Head to Ferring beach in Worthing for a traditional day at the seaside and visit the owner's favourite beach café. With breakfast served in industrial quantities and ice-cream by the bucketful, visitors certainly won't go hungry. Horses can be spotted in the mornings galloping across the shingle and once the tide retreats, Ferring can be a top spot for rock pooling.

Enjoy a Game of Polo Hosting up to 400 hundred matches each year, Cowdray Park Polo Club is just a short drive away, set within Viscount Cowdray's 16,500 acre estate. Recognised as the home of British polo, Cowdray has hosted polo matches for over 100 years, drawing in spectators looking for a thrilling sporting event.



Nearby Pulbourough is home to Hennings Wine Merchants, a family-owned, independent boutique selling a wonderful selection of wines. Tasting events take place each weekend, providing the perfect opportunity to 'try before you buy'. Visit Charlie's Farm Shop to stock up on delicious locally produced bread and cheeses to accompany your chosen selection of wine.

Delivering outstanding cuisine in a historic setting, dining at Amberley Castle should be high on the agenda. With its 12th Century barrel-vaulted ceiling, suits of armour and open fire place, the restaurant at the castle is a wonderfully atmospheric venue with a divine menu, exquisitely presented. For a more casual affair, The White Horse sits within walking distance and serves great food.
