August House | Luxury Coastal Self-Catering | Happisburgh, Norfolk

August House

Happisburgh, Norwich, Norfolk, UK

Hugged by private woodland on the wild Norfolk coast and once owned by the Queen Mother’s brother, this unique manor house exudes class and comfort. Grandeur furnishings, enormous plants and an al fresco swimming pool all come together to create the most sublime luxury self-catering coastal retreat. This rather noble house is more than just good looks too, with every penny going to charity.

Here is a place where wellness is of the most dignified affair. From radiant afternoons spent splashing in the pool, to winter warming sessions in the sauna high in the rafters, there’s enough to keep all generations entertained throughout the year. Gather the family around the open fire for long nights of charades and friendly competition, or sneak off under the lulling beam of the lighthouse for whispers of love in the summerhouse hidden deep in the garden. Of course, sultry days at August House wouldn’t be complete without croquet on the lawn and a smokey barbecue, whilst moonlit skinny dips when the brood are tucked up in bed are highly encouraged.

Standing the test of time since 1900, this luxury coastal manor house in Happisburgh has a colourful history of WWII defence and royals sweeping through corridors. These days the butterfly-shaped August House provides comfort and repose throughout the year for up to 16 guests across 10 gorgeous bedrooms. Including ground floor rooms and both sea and canopy view suites, each member of your party can look forward to sleeping soundly nestled in the cosiest of cocoons. To make daily routine even easier, there are also two en suite bathrooms with showers, two en suite shower rooms and three family shower rooms, so no one has to wait their turn for a soak or rinse.

Set over several levels and linked together by stone steps, August House's gardens have been listed by Historic England for their outstanding beauty. Find a quiet spot in the orchard to recline against a tree with a good book, amble across sunlit fields to the sea or tuck into gastronomic treats on the lawn. The woodlands are a magical place to saunter come rain or shine; harvest wild garlic for a sumptuous home-cooked soup or photograph the bluebell carpets in spring. If you can prize yourself away, days in Norfolk are best spent slowly exploring the Broads by bicycle or canoe; and nights, sinking into the bubbling hot tub with a blanket of stars above.

From the owner

“August House has the ability to feel like an intimate cottage or a grand manor house whilst capturing some of the most inspirational coastal views imaginable. Sitting outside the study in one of the egg chairs with a glass of wine and the sun setting on the lighthouse is my favourite place to be.”

From the owner

We trust that August House will provide the most idyllic of coastal retreats for self-catering groups of friends and families, but we also would like you to know that by staying at the manor you will be changing the lives of those less fortunate than yourselves.

Every penny that we receive from our guests’ stays goes front line to support projects in northern Tanzania through the charity Health Amplifier. By choosing to stay with us you will directly benefit the lives of countless children in the deprived region of Kikavu, which is a cause we are incredibly proud to support.

We always like to give our guests all the space and privacy needed, but we are also at the end of the phone if there are any additional extras or advice required.

To See

Seal Watching at Horsey

The beach is cordoned off during the pupping season so you can’t set foot on it, and actually you probably wouldn’t want to for fear of an angry, protective seal! But there are excellent paths which you can follow for great views of the pups.

Guest Testimonials

The character of this property along with the outdoor leisure facilities make it a very special place to be fortunate enough to holiday in. The location, views and wildlife are stunning and the residential peacocks are an added treat!

We had a wonderful time here. We combined our birthday celebrations with a retirement party and we could not have chosen a more suitable venue. We enjoyed a tour of the nearby lighthouse, and explored the surroundings. We had a lovely meal at Hill House and the recommended private caterers cooked us a marvellous meal too. Thank you to everyone for helping with the delivery and for being so responsive to our email requests. It was good to meet the owner too - a doctor was very handy! 5 stars.

Thank you for your excellent attention to detail. We really enjoyed your beautiful butterfly shaped house! The children loved the space and yes, the quad bike! We would love to visit again.

Really happy with the property, we have rented different properties before but haven´t received this quality of service on arrival. Even the dog felt pampered. The generous provision of food and alcohol was also really appreciated!

We had such a wonderful time here. It was a great place to host our family reunion. The house is steeped in history with so much to explore. The location is beautiful, we loved being able to walk to the beach and stroll through the grounds. We would love to return and enjoy the pool in the summer. Thank you so much for an amazing stay.
