Encompassing all the hallmarks of a fairy-tale home, this unique Grade II-listed millhouse sits amidst 11 acres of whimsical gardens within gently rolling hills near Burton-on-the-Water. Discover the delights of England's prettiest villages by day, before being lured back to Midsummer Wood to relish in all its splendour. As little ones hop around the gardens or play ping pong in the pool house, serve up a hearty home-cooked feast in the banquet room. Later, with the children safely tucked up in bed dreaming of tomorrow's adventures, the roaring open fire will provide a warm evening ambience for grown-ups to share a bottle of wine.

Full of eye-catching peculiarities; Midsummer Wood entwines luxuries such as the heated swimming pool, Mark Wilkinson country kitchen, tennis court and cinema room with intriguing features like its 14th century millrace that runs through the house. Unabashedly charming, the storybook style continues throughout the four sumptuous bedrooms too. The first floor features a king-size master suite (flaunting en suite bathroom with small steam room, private office, WC and dressing room) and queen-sized bedroom with bathroom alongside. Up to the eaves you'll find a bathroom beside two twin bedrooms, sure to spark young imaginations.

Outside

11 acres of Eden-esque grounds invite guests to lose themselves within the beauty of knot gardens, rose arches, apple orchards and enchanting woodland. Start the day with a jog along the running track that wends through the wildflower meadow, or Pilates by the parterre, before diving into the stunning indoor heated swimming pool. For the few who want to explore further afield; walk the Windrush Way from the footpath beside the house, have a flutter on Cheltenham races, cavort around the Cotswold countryside and explore the tangle of golden, 'lost in time' villages including Bourton-on-the-Water, Upper Slaughter and Stow-on-the-Wold.

  • On the Map Midsummer Wood is located just outside Burton-on-the-Water, 10 miles from Cheltenham and 19 miles from Gloucester.
  • By Car The house is just over two hours from London.
  • By Train The nearest train station is Moreton-In-Marsh Train Station, 15.5 miles from the property with direct trains to London Paddington. 
  • By Air Bristol Airport is one and a half hours away. Helicopters are welcome to land on the grounds of Midsummer Wood.

“It was love at first sight when we first saw Midsummer Wood. The garden is simply breathtaking; its interesting gazebos and ornaments are a real mix of traditional and contemporary, and it´s what we´re most proud of.”

Set in a valley next to the river Windrush, Midsummer Wood was listed as a site in the Domesday Book of 1086. It later became a mill, with a mill race dating from 1303. The gentle flowing water is surrounded with enchanting wildflowers, woods and meadows – an idyllic arena for careful exploration.

The 14th century mill house, made of yellow Cotswold stone, was extended in the 16th century and further additions made in the early 20th century. The house is brimming with history.

This self-catering home consists of 11 acres and we embarked on extensive work outside when we first bought it in 1988. It is of cottage garden style which compliments its surroundings and was featured in Rosemary Verey's book 'Secret Gardens'.

We also thoroughly renovated the house and decorated it with Jacobean antiques. We added a large yellow stone barn-style building which incorporates a 13-metre heated swimming pool, changing room and a large cinema/recreation room on the second floor.  We also built an artificial grass tennis court and lawns for games.

My family have absolutely adored spending many happy years at Midsummer Wood.

We spent a good deal of time in the downstairs lounge in front of the open fire. We also adored the gardens. Would love to spend some time in the summer months to get the full benefit from the outdoor eating areas and BBQ.

The grounds of this property are magical, they seem to go on and on forever! The water running through is so beautiful. The indoor pool is such a great feature no matter the weather and you are a short drive from some really beautiful villages. We were incredibly lucky with the weather which meant we were able to make the most of the beautiful gardens and tennis court every day, including the pool - which was unbelievable considering the weather immediately preceding and following our stay! Fe, the housekeeper, was just lovely and a fantastic help which was much appreciated. Thank you!

The housekeepers made our holiday here extra special. The property is warm, friendly, and relaxing while also being combined with luxury and elegance. We were very sad to leave but we will be back.
