Intro
Meander from the Ring of Kerry’s well-travelled path, along a verdant track, and Axial slowly comes into view. Suspended weightlessly above a private lagoon, its Bond-esque silhouette cascades down the cove’s contours in bold, cantilevered tiers. Through floor-to-ceiling glass and wraparound terraces, the wild Atlantic landscape is drawn seamlessly within. Conceived with a local architect over a meticulous five-year build, Axial reimagines a sheltered coastal perch once home to a 1970s bungalow. Drawing on a biophilic form of modernism that the owners came to revere during years living in Asia, its strong horizontal form is crafted from concrete, scorched wood and local stone, designed to weather until it becomes an indelible part of the rockface. Like the prehistoric stone circles that pepper the Iveragh Peninsula, but utterly contemporary, Axial invites connection with the land.
Inside
A luminous glow pours through glass façades into calming, continuous interiors designed to preserve uninterrupted views of the horizon. Curated sculptural forms take cues from the coastal topography outside: a modular de Sede Terrazza sofa rises from the centre of the living room like the island that borders the lagoon; pebble-like tables seem smoothed by the tide and Ligne Roset Togo armchairs are poised like inviting, moss-cloaked boulders. On the garden level, a bamboo-wrapped games and cinema room beckons for sea kelp martinis, cult film screenings and midnight mahjong, whilst a Nordic sauna and Technogym studio offer post-swim restoration. As night falls, the principal bedroom transforms into a celestial observatory – a skylight etched into the ceiling above the bed frames the ink-black expanse of the Gold-Tier Dark Sky Reserve overhead.
Outside
Wrapped in 25 private acres – bordered by sky-mirroring pools, fringed by tree ferns and latticed with footpaths – Axial occupies a secluded setting that melts into the bay. If it’s the water’s tonic you seek, float weightlessly in the protected lagoon or paddle a kayak as cloudscapes drift in from the Caha mountains; undisturbed save for the resident colony of seals and an occasional solitary heron. Greet the sun with morning salutations on the roof terrace, then gather at dusk for suppers of sweet Kenmare Bay lobster above the turning tides. During a hike of the grounds, you’ll find sitting stones carved for moments of stillness. If you can tear yourself away, set out to explore the surrounding landscape – from the sweeping sands of nearby White Strand beach and Derrynane to the ancient walls of Staigue Fort and the mist-shrouded lakes of Killarney National Park beyond.

“Whether watching the seals in the lagoon, observing the changing light across the water, or simply enjoying the quiet, we hope you will find the same sense of calm and restoration that first drew us here.”
Perched above a tranquil lagoon, the home enjoys a remarkable coastal setting on the Wild Atlantic Way. The lagoon is also home to a resident seal colony.
When we first discovered this site, there was a modest 1970s bungalow here, but it was the location that captivated us. The views across the lagoon towards the river and the Atlantic Ocean beyond, the abundance of wildlife and the sense of peace and connection with nature were extraordinary.
Having spent more than two decades living and working in Asia, we found ourselves increasingly drawn to the purity of the Atlantic air, the rugged beauty of Ireland's west coast, the sense of space, and the warmth and friendliness of the people. This place seemed to embody all these qualities.
Our brief to the architect was simple: to create a home that feels harmonious with its surroundings and allows nature to take centre stage. The result is a contemporary house with floor-to-ceiling windows and carefully considered architectural features, designed not to dominate the landscape but to frame it.
Despite its contemporary design, the house is ultimately about simplicity - somewhere to slow down, switch off from the demands of everyday life, and reconnect with what matters.

To Eat
The Blind Piper, Catherdaniel
A traditional Irish pub and restaurant located on the Ring of Kerry and the Kerry Way, The Blind Piper is clothed in a striking mustard yellow and hosts a vibrant programme of live music to match. Stop over for a cool pint of Guinness in summer, or an Irish coffee in cooler climes.
To Do
Seaweed Foraging, Derrynane beach

Learn about the rich history of seaweed and sample native varieties like Nori and Duilleasc, the latter of which once sustained Skellig Island monks.
To Do
Golf on Kerry´s coast, Waterville and beyond
Spend a day on the fairways at the prestigious Waterville Golf Links, where rolling dunes meet the sea. Nearby, private Hogs Head Golf Club offers dramatic cliff-top holes overlooking Ballinskelligs Bay, with access subject to club arrangements. Further afield, Adare Manor will host the 2027 Ryder Cup.
To Do
Kerry International Dark Sky Reserve
Framed by craggy mountains and crashing sea, this part of the Wild Atlantic Way is the only gold-tier Dark Sky Reserve in the Northern Hemisphere. Thanks to low level light pollution, on a clear night you can see the Milky Way, satellites, the Space Station and, if you’re lucky, a falling star.
