Barton Blanc's embrace of monastic simplicity is offset by elemental details, from the honest materials to walled gardens and tan chesterfields set around huge open fires. Whether nose in a book from the library or drinking in the views from the hot tub, the whole party can unfurl in style at this luxury country manor.


Across the valley from the tiny hilltop town of Chulmleigh hides this Grade II*-listed manor. Beginning life rather grand, Barton Blanc was the family home to the Clotworthy family in the late medieval times and it is said that Oliver Cromwell once stayed as a guest on his way to The Battle of Torrington. Later serving as working farmhouse, the manor was sympathetically restored by a series of owners since 1975. A pared-back design aesthetic has been artfully balanced with sensitive preservation of its historical features. Bucolic views stretch out over rolling countryside whilst the location is idyllically equidistant between the north Devon coast and Dartmoor National Park.


A long sweeping drive hints at the grandeur to come, but the unassuming farmhouse exterior gives nothing away. Light, simple interiors effortlessly align with the charm of stone floors, wood panelling and intricate plasterwork. The principle reception rooms sit at the front of the house; there's a dining room, drawing room, snug and library in which modern art juxtaposes with traditional luxuries such as the racing green Aga and buttoned chesterfields arranged around huge stone fireplaces. The generous proportions continue to the first floor, where a galleried landing leads to five bedrooms elaborately decorated with barrel-vaulted ceilings and antique beds which peep over the parkland. 


Encircled by 30 acres of private meadows and bluebell woods, three acres of formal gardens comprise a large front lawn (perfect for knocking croquet balls around), sun terraces, a hot tub, two ponds, a peaceful walled garden and scattering of old outbuildings – one of which houses table tennis for rainy afternoons. Head out on foot to Heywood Wood where little ones will love to run wild through ancient Douglas Firs or paddle in the River Taw, which famously inspired Henry Williamson’s novel Tarka the Otter. Day trip to Lundy Island for a castaway-style adventure (take a two-hour ferry crossing or private charter from the Devon coast), or discover treasures closer to home such as the magical gardens of Marwood and Rosemoor.

Bedroom two (Cromwell´s room) has a king-size bed beneath a beautiful dome ceiling and Jack-and-Jill bathroom shared with bedroom five which can also be used as an en suite if locked. Bedrooms three and four are super king-size zip-and-links, while five is a twin room. There is a family bathroom on the first floor with separate shower, as well as another on the ground floor with hand-held shower over the bath.

  • PracticalitiesThere is plenty of parking at the house, in the front or tucked away on the drive by the cider barn. The kitchen features a four-oven Aga with grill, hobs and warming plates, a washing machine, tumble dryer and dishwasher. Further on, a walk-in larder is home to a fridge-freezer, microwave, bread maker and ice cream machine. Cob walls around the stairs make it difficult to fit a stairgate and outside, the garden features an unfenced ha-ha, two ponds and a slackline, so children should be supervised around these areas. Please note, although the property mostly has high ceilings, due to the characterful nature of this home there are a few low doorways throughout.

  • By Train Eggesford train station is seven minutes away, with regular trains to London Paddington via Exeter St Davids and a journey time of approximately three and a half hours)

Our late-medieval manor was originally owned by the Rashleigh family. In the 17th century the Rashleigh heiress married into an old Devon family and the house became rather grand. The county of Devon was booming due to the cloth trade and the Clotworthys added many extravagant features, such as the plasterwork.

In 1708 the estate was passed to a Cornish family and quickly declined into the status of a tenanted farmhouse. The dining hall became a workshop, the south wing a garage with hayloft above and cows wandered through the whole place! The house stayed this way for 250 years. Amazingly the ceilings and many other architectural features survived.

We adore mid Devon, a part of the county where all of the well known attractions are within reach and yet you can also choose to well and truly avoid the summer crowds. Coming home from a winter Dartmoor walk and eating buttery crumpets cooked on the Aga in front of a roaring fire, playing croquet on the front lawn and then watching the summer sun go down behind the hills with a glass of crisp white wine, a spring walk around 32 acres of your own land, past the badger set and through the bluebell wood... there's so much to love.

Absolutely amazing property and I think it´s fair to say we were overwhelmed by its size and beauty. Thank you for the lovely treats on arrival which really do make a difference. It is a stunning property and we did not want to leave. The house is large but beautifully appointed and so comfortable. A wonderful experience. My daughter said it was like living in a National Trust house, but being able to touch things! A fantastic piece of history and thank you for allowing the public to experience it. We will be back again. But most of all, the dogs loved their biscuits!
