The house was one of the most relaxing, calm and enjoyable spaces we have stayed as a family. The phenomenal countryside views were amazing - alongside the heated swimming pool - which was warm enough to swim in - even in April and was totally relaxing. Introduction
Days at The Shearling unfold at a gentler rhythm: breakfast on the terrace as red kites and ospreys soar overhead, a swim with a view, or a wander through the surrounding countryside. Within this single-storey home, a palette of soft, organic hues and natural textures instil a sense of tranquillity. Expansive glass doors dissolve the boundary between indoors and out, welcoming shifting light and framing a pastoral landscape that transforms with the seasons. With no neighbours in sight, this is a sanctuary defined by privacy and peace – a place where families gather and couples steal away, wrapped in the hush of nature.
Inside
The interiors at The Shearling are shaped by a vision of stillness and sophistication. Every detail has been carefully considered, with a focus on high-quality materials and craftsmanship – from polished concrete floors, oak doors and bespoke furniture to a collection of artwork curated by The British Art Portfolio. In the open-plan living space, a sumptuous sofa by the woodburner beckons you to curl up with a coffee table book, while three bedrooms invite deep restoration with their soft linens, restful tones and picture windows framing the garden. A deep copper bathtub in the en suite bathroom continues the sense of calm indulgence.
Outside
The partially walled garden is designed by Chelsea Flower Show judge and winner Bunny Guinness. It commands arcadian views that stretch to the historic Eyebrook Reservoir, once used by Lancasters as a practice site for the Dambuster raids during the Second World War. Generous seating and an outdoor kitchen encourage lingering al fresco meals, while an infinity pool – heated year-round and equipped with a swim jet – merges seamlessly with the horizon. A private four-acre paddock offers space to wander, and beyond, the area is dotted with picturesque villages, Michelin-starred restaurants and gastropubs serving seasonal fare.
There are three bedrooms, all of which are on the ground floor. The principal bedroom features a super king-size bed and en suite bathroom, and the other two bedrooms (a king-size and a twin) share the family shower room.

Uppingham
Rutland is England’s smallest mainland county, a pastoral landscape comprising two towns – picturesque Uppingham, renowned for its independent school and bustling High Street, and Oakham, known for its historic castle. At its centre lies Rutland Water, a vast reservoir.

Getting there
- On the map Uppingham is one of only two towns in the small, rural county of Rutland.
- By car From London, the journey time is approximately two hours and 30 minutes, or three hours from Bristol.
- By train The most convenient train station is Market Harborough, with direct services to and from London St Pancras in approximately one hour.
- By air Birmingham and East Midlands Airport is no more than an hour's drive from The Shearling.

“The Shearling is very special to us, and we hope it will be special to you too. We love the peace and quiet, the soul-stirring views and the wildlife – from hares and deer to red kites, and if you’re lucky, even an osprey.”
The Shearling sits at the centre of our thriving agricultural estate in Stoke Dry and was originally used to shelter animals grazing the meadows above Eyebrook Reservoir.
The barn has been in our family, the de Capell Brookes, for decades, but we have lived in this area since 1575, taking pride in our estate, its wildlife and the local community.
In 2014, we had the vision of transforming the old farmstead into a peaceful haven for friends and guests to enjoy. Our aim was to create a space of complete relaxation and luxury. Building work began in 2023 and was completed in 2025, and we are incredibly proud of what has been achieved.
The garden is especially important to us, and we were delighted to have it designed and overseen by Bunny Guinness. Inside, we see the property as an art space, with pieces curated by The British Art Portfolio.
The area is surrounded by lovely walks and villages, as well as numerous excellent places to dine out.
