Introduction

Life at Kober has always followed the contours of the land. Across its fifteen private acres, 19th-century miners traced seams of copper to their source and centuries of pilgrims have walked its boundary. Most recently, it has been lovingly tended as a working dairy farm. The luxury farmhouse that stands here today honours its lineage through form and craft. Arranged in a linear silhouette that hugs the hillside, the home is thoughtfully designed for family living; each space orientated towards the estuary. In one direction, a soaring, open-plan living area flows into a pergola and terraced gardens; to the other, four equally proportioned en-suite bedrooms and generous master suite, each cocooned in a palette of warm, saturated hues drawn from the earth.

Inside

Kober is entwined with the land and its history – from the vintage lithographs of stone fruits that pepper the walls, to the House of Hackney Gaia print that blooms across the master bedroom, to the expansive windows that frame elemental views. In the living-dining space, you might share meals of locally cultivated Porthilly oysters doused in samphire butter around a 17th-century Provençal refectory table, on chairs salvaged from the original dairy barn. A hand-forged iron star crowns the vaulted ceiling, casting refracted light across rustic-luxe furnishings. Below, you'll find a sumptuous private cinema with room for ten, a saloon-inspired games lounge and a sauna and wellness suite for restoration.

Outside

Step beyond its slate walls to find yourself grounded in nature's embrace. A biodiverse roof knits into the surrounding wildflower meadows, a ha-ha traces the garden's lower border without visual interruption, and a Cornish hedge laid by local stonemasons lends a sense of peaceful enclosure within the rolling pastureland. Plantings of thyme and marjoram brush against bare ankles as you trace your way to the cedarwood hot tub, perfectly positioned to watch last light soften across the valley. A natural path wends toward Little Petherick Creek, crossing a wooden boardwalk to join The Saint's Way. From here, you can take a leisurely stroll into Padstow’s lively harbour to sample the town's acclaimed dining scene or board a ferry bound for Rock.

Getting there

• On the map Kober sits jut a short distance from the small harbour town of Padstow.
• By car Approximately five hours from London and three hours from Bristol.
• By train Bodmin Parkway is the nearest train station, 30 minutes away by car with regular trains from London.
• By air Heathrow airport is around four and a half hours away. The smaller, local airport of Newquay can be reached in 20 minutes. Helicopters are welcome to land on the grounds of Kober upon prior request.
