It was amazing. I was really blown away by how beautiful the house was, the pictures and description, while it really sold it to us, it just didn´t do it justice. We absolutely loved it, it felt brand new. I went straight online as soon as we got there to see if we could book it again but it looks like it´s really booked now we´d love to stay if there´s any cancellations. Honestly it was absolutely fabulous, probably one of the most relaxing trips that we´ve taken in years.

Introduction
Set on a private two-acre coastal plot overlooking Seaton beach, with uninterrupted views from Rame Head to Looe Island, Liminal is a calm, contemporary home. Acquired by its current owners seven years ago, the original house felt misaligned with its setting. A three-year architectural reimagining followed, extending and refining the home to become an inherent part of the landscape. The result: light-filled, free-spirited luxury by the beach – anchored by the ever-present horizon line.
Inside
Liminal has been designed to maximise space and daylight. Expansive glass dissolves the boundaries between interior and sea, whilst organic finishes establish a grounded, tactile palette. The home unfolds gradually, with framed views revealed in every room. Lighting and acoustics – designed by the owner – are integral, shaping the home’s moods and rhythms, while a DeVOL kitchen with sleek Sebastian Cox cabinetry creates a welcoming space for creating family feasts.
Outside
Wraparound views unfold beyond terraces that seamlessly connect indoor and outdoor living. The gardens slope gently with the hillside, with abundant spaces to gather, cook and unwind – from the infinity pool with its endless views, to the outdoor bar, hot tub and quiet corners for reading. Snorkel or paddleboard at Seaton below, take in the sunset from the pool, or admire the sweep of butter yellow daffodils – a homage to the flower farm that once stood on the land. Life here moves slowly.
Liminal has seven bedrooms, all of which are en suite.

The first principle bedroom on the first floor features a dual aspect, a super-king zip-and-link bed and an en suite with a bath separate rainfall shower.

Also situated on the first floor, the second bedroom has a king-size bed and an en suite with a bath and a separate rainfall shower.


Bedroom Three
Zip Link (Room can be made up as a double or twin)
The third first floor bedroom features a super-king zip-and-link bed, alongside an ensuite with a bath and rainfall shower. This room is considered the property’s second principal bedroom.

The fourth bedroom is located on the first floor. It has a super-king zip-and-link bed and an en suite shower room.

The fifth bedroom is located on the first floor, and features a super-king zip-and-link bed alongside an en suite shower room.

The kitchen is fully equipped with Miele appliances including two ovens, two dishwashers, a microwave, an induction hob, a De´Longhi bean-to-cup coffee machine, wine fridge, Quooker hot tap and large fridge-freezer. The boot room houses a washing machine, tumble dryer, a second fridge-freezer and an additional oven with a hob. There is a lift in the hallway to access all floors and electric blinds throughout. The outdoor kitchen includes hot and cold water, a drinks fridge, a gas pizza oven and a gas barbecue. Please note, children will need to be supervised throughout this property and there is CCTV covering the outside spaces

Seaton
With the River Seaton gently flowing across the sand, Seaton offers a quiet seaside setting on Cornwall´s south coast. With the disappearing tide, rockpools appear at either end of the beach, ensuring children both big and small are entertained for hours.

Getting there
- On the map This luxury beach house is located between Seaton and Downderry beaches, ideally located for visiting the bays and coves of South East Cornwall.
- By car Liminal is around one-and-a-half hours from Exeter, three hours from Bristol, and five hours from London by car.
- By train The nearest train station is Bodmin, which is 30 minutes drive away, or Plymouth which is around 35 minutes away.
- By air Newquay Airport is an hour away, while Exeter Airport is one-and-a-half hours away by car. If you arriving by helicopter, you can land locally at Castle Air, roughly 15 minutes away.

We approached the house as somewhere to be properly lived in, with spaces that invite you in. For us, every evening ends in the cinema room – it’s incredibly cosy. John’s background in film means that the sound and lighting have been carefully designed; it’s really the best way to watch a film. The kitchen is equally central to life here. Wendy loves cooking, leafing through cookery books and chatting with friends as meals come together.
It’s an easy, social house, made for entertaining without formality. At night, the atmosphere shifts again; with the light fading and the sea beyond turning dark, the house feels intimate, warm and enveloping. Whether you break bread around the table, enjoy cocktails in the bar upstairs or tuck yourselves away in quieter corners, it’s a place that encourages connection. We can’t wait to share it with you.

An 18th-century house with bluebell woods and a varied collection of textiles, furniture and paintings. Spend the day wandering the gardens, and see if you can spot the locations used for Tim Burton´s Alice in Wonderland.

Is there direct access to the beach?
No. Although Liminal has direct sea views, there is a road between the garden and the beach.
Is Liminal accessible?
Yes, Liminal has been designed with accessibility in mind. A lift provides access to all floors of the house and is suitable for standard manual wheelchairs (unfortunately not larger electric wheelchairs). It can accommodate up to four people/400kg. The lift provides access to all areas of the house, with the exception of the pool and hot tub as these areas involve steps.
There is also a single step at the entrance and another leading to the BBQ area, but ramps can be provided if required. Please ask our Homestay Specialists for further details to ensure we can meet your accessibility needs.
Is Liminal dog-friendly?
Yes, two medium well-behaved dogs are welcome at Liminal. Please note that the gardens are not fully enclosed, so dogs will need to be supervised.
Is the swimming pool heated?
The swimming pool at Liminal is available year-round and is heated from Easter to October.
Is Liminal child-friendly?
Yes, children and babies are very welcome at Liminal. A highchair and travel cot are available on request. Please note that the gardens are terraced, so children will need to be supervised at all times.
Can we walk to the pub?
Yes. The nearest pub is just a few minutes’ walk from Liminal, along with a nearby café/bar.
Is the garden enclosed?
The garden is not enclosed. Please supervise children and pets at all times.
