We were very lucky to book Mesmire at relatively short notice so it was the only house available to us. Now having stayed there I don’t feel as if I want to stay anywhere else and definitely hope to go back. Also we were able to bring our dogs which was essential. The most serene, calm, beautiful house. The view takes your breath away. We will definitely be back!

Introduction
Borne of the ground on which it sits and crafted by local hands, the fine art of slow living welcomes all at Mesmire. Echoing the pace of Cornwall's soft south coast, this luxury modern home in St Just in Roseland is a place where clean lines, desaturated hues and materials chosen for their natural qualities create a home of ease. Light floods the living areas through floor-to-celling windows, which offer a climatic show with every burning sunset, howling gale or full moon, ensuring that each stolen glance across the water imprints in the mind forever.
Inside
When the owners of Mesmire first set eyes on this garden plot, creating a clean-living environment was at the top of their agenda. Organic and eco-friendly features have been used wherever possible, enhanced by Scandi-inspired furnishings chosen to compliment that spectacular, and ever-evolving view. Charcoal sits alongside suspended steam bent wood, ocean-blue against capitulum-white; a palette that reflects its surroundings with ease, bringing the river inside the lounge, dune grass to its walls, midnight skies to drawn out suppers.
Outside
With the Fal Estuary dancing to the rhythm of the oscillating tides, and sub-tropical gardens designed by Cornish landscaper Selma Klophaus, Mesmire celebrates all that the Roseland is famous for. If you can tear yourself away (and you must), two miles down the lane in St Mawes you'll find gourmet restaurants, boat trips and cheery harbourside inns where fireside tipples are more than encouraged. Finish the day submerged under a flamingo pink sky in the wood-fired hot tub, conveniently positioned within tip-toeing distance of the main suite.
Mesmire has four double bedrooms, two of which are en suite. The other bedrooms share use of the family bathroom and the family shower room.

The master bedroom enjoys an en suite dressing room and shower room, as well as double doors onto the outside decking. The bed is a super-king and dressed in stonewashed linen bedding.

The second double bedroom also has a super king-size bed and en suite shower room. Like all the lower bedrooms it features a door onto the sundeck.

The last bedroom on the lower ground floor features a standard double bed, door to the garden and uses the large family bathroom opposite.

On the entrance floor sits this standard-sized double bedroom with its own shower room alongside. Like the others, it features luxury bedding and linen by Piglet in Bed.

The family bathroom is on the lower ground floor, accessible by all or can be used exclusively by guests of bedroom three. It features a double sink, walk-in open shower and large egg bath.

- PracticalitiesThere is parking for three cars on the gravel drive. The house enjoys an exclusive spot between a handful of other prime location properties, which together share this view across the Carrick Roads. The garden is fenced for safety but there is a small unlocked gate at the bottom leading to the compost area, as well as a steep flight of steps from the parking area to the garden, so please supervise young children. There is an alternative gentle slope for easier access to the garden. Inside, the Vipp kitchen was sourced from Copenhagen and features a fridge-freezer, toaster, Nespresso machine and electric Miele oven. There is a washing machine and dryer in the plant room

St Just in Roseland
As the name suggests, this pint-sized village on the Roseland Peninsula is best known for its ancient church and the lush tropical gardens that run from its ancient stone doors down to the creek wending past.

Getting there
- On the map St Just in Roseland enjoys a lush waterside spot on Cornwall's Roseland Peninsula, not far from Truro or Falmouth and just two miles north of St Mawes.
- By car From London, take the M4 towards Bath, the M5 South and the A30 towards Cornwall before following the directions provided to the property.
- By train Truro train station has regular connections to Exeter and London and is approximately 30 minutes away by taxi.
- By air Newquay Airport is approximately 45 minutes' drive away with daily flights to and from London.

“Selling our family cottage in the centre of St Mawes left us feeling rather bereft about leaving the area for good. Whilst clearing the cottage for the last time, we spotted a garden plot of land for sale two miles north in St Just, and so began our next adventure.”
We had spent over ten blissful years holidaying on the Roseland as a family, but when our children grew up we made the difficult decision to sell our cottage. The plot on which Mesmire now sits already had permission to build a house, however we had a lot of fun altering the layout to create the property you see today.
Our aim was to create a space in which we could fully relax in nature and not allow the senses to be distracted from doing so, hence why there are few pictures or ornamentation; it’s very much a case of less is more. We also opened up the views so that you are greeted by the amazing vista over countryside and onto the waters of the Carrick Roads.
To add character, we sourced and reupholstered some mid-century antique furnishings which suit the relaxed family vibe. Everything has been thought out, especially the Cornish hot tub which is in a splendid position to enjoy the awesome sunsets that you may be lucky enough to see!
