The property was perfect for a three generational group - ranging in age from 7 to 70! Introduction
With a history dating back to medieval times and lifetimes of creative custodians, this Herefordshire home was always going to be packed to its ancient rafters with original relics and interesting artefacts. Having been gently passed from hand-to-hand, much care has been taken to ensure its characterful history is well-kept. In the hallway, Murano glass chandeliers from a Venice honeymoon illuminate vintage furnishings, and in the garden, topiary creations shaped by a green-fingered former owner make an enchanted wonderland for children. Settled in the quaint village of Eardisland close to the Welsh border, this large self-catering cottage is perfectly placed for year-round country pursuits.
Inside
Allowing the historical framework of this adored family home to shine through, glinting chandeliers cast a soft glow over delicate plasterwork while the original Georgian staircase sweeps up to four poster beds, muslin drapes, and free-standing rolltops. Decorative coving and exposed medieval walls nod to the house's characterful past, with soft, chalky hues offering a sense of calm. On wintry days, curl up in the cinema room with its Harmon Kardon projector, or let Grandparents challenge little ones to a game of ‘babby foot’ before settling down by the open fire. Cowshed lotions invite long bubble baths and vintage grandfather clocks strike on the hour when (not if) you lose track of time.
Outside
When not forming a queue in the orangery to fill the giant tin spa bath (holding one tonne of water!), meander through the fruit and olive trees to discover the maze of secret gardens that lie beyond the French doors. Let warmer months tempt croquet on the lawn, or set up camp (and rod) on the banks of the River Arrow while children play hide and seek between the topiary pyramids. Commence days wild swimming and end with drawn-out summertime suppers, when birds hop in the walled hedgerows and flower garden alongside. Hay-On-Wye with its much-heralded bookshops and annual Literary Festival is nearby, while Leominster is just a mile away for salvage yards and antique shopping.

The impressive suite has a super king-size bed and a reclaimed clawfoot bathtub in front of the window. There's also an en suite WC with sink.

This bedroom has a double four-poster and built-in wardrobes, plus a vintage-style sink in the room. It shares the shower room with bedroom two.

Offering flexibility for both families or couples, this bedroom has a zip-and-link bed (which can made up as a twin or super-king double), and shares a bathroom with bedroom five.

This bedroom is ideal for children, with two single four-posters and one set of single bunks, plus a desk and a chalk board for morning scribbles. It shares a family bathroom with bedroom four.

The neighbouring holiday house shares fishing rights for the lawn on the river, but extensive grounds at the rear ensure plenty of space. The kitchen has a double Beko oven, five-ring electric hob, dishwasher and Nespresso coffee machine, and a scullery houses another dishwasher plus washing machine, dryer and fridge-freezer. Leominster
Close to the Welsh border in the heart of hilly Herefordshire, Leominster is a bustling market town with fine examples of medieval architecture and picturesque walking trails. That´s if you can tear yourself away from the gleaming antique shops.

Getting there
- On the map Atelier Rose is near the village of Eardisland, just west of Leominster in Herefordshire.
- By car The house is approximately three and a half hours by car from London, and about two hours from Bristol.
- By train The journey time from London Paddington to Leominster via Newport is around three hours by train, followed by a 15-minute taxi ride.
- By plane Birmingham Airport is an hour and a half by car, while London Heathrow is around three hours.

We have a special spot here on the river Arrow. We love the main bedroom upstairs, which has a stunning double aspect - it's filled with light in the mornings, and is a wonderful place to escape and read a book on the Californian king-size bed in the evenings. Another family favourite is the large cinema room, dating all the way back to the 15th century (though, not with the modcons of today, of course) – we often find the children hidden away in there playing games, even in the summer!
The beautiful dining room glows with memories: ones we have created, and ones that linger from its previous life in the hands of its multi-generational custodians. It has seen so many special evenings, and the original plaster coving on the ceiling provides a real Georgian dining experience.
The privacy of our extensive garden, along with the central village location, really does give the house a very special feeling. Whether it's relaxing on the lawns drinking Pimms, enjoying a game of croquet, or watching the snow falling from the bespoke spa bath, Atelier Rose was really made for hours, days, and weeks of family enjoyment.

Small Breeds Farm Park and Owl Centre, Kington
A short drive from the house, this rural centre houses pygmy goats, miniature horses and an impressive collection of owls. Visit in spring to see hand-reared birds in the Owlet Room; time it right and you´ll see them being fed by hand.

The Black and White Trail, Leominster
This picturesque walking route through local village architecture starts and ends in Leominster. At 40km it’s a tad long to do all in one, so pick out a pretty section and look out for the brown and white signs along the way.

The Cross Inn, Eardisland
For a lazy Sunday family roast or a night sampling ales from local suppliers, this pub on Eardisland’s black and white walking trail offers a warm village welcome. Stop in during a country hike and enjoy a seasonal home-cooked dish too.

Is there flexibility to have 12 adults?
Bedroom five has two single beds and one set of bunk beds. As a quad bedroom, it is best suited to four children but on prior request, the owner is happy to allow adults to use these beds.
Can you walk to a pub?
Yes, there are a couple of characterful pubs in the village that are just a short walk away.
How close are neighbouring properties?
Hollyhocks (another property we represent within our portfolio) is adjacent to Atelier Rose. Whilst the properties are within close proximity of one another, they do not overlook each other.
Is the garden enclosed?
The gardens are split into four areas and are enclosed by large yew hedges. Children and pets must be supervised at all times.
