How much input will I have over the content of my property page?

Here at Unique Homestays, we work with our owners to take inspiration from the setting, style and character of a home, using a tried-and-tested in-house layout that’s consistent with the rest of the website. Our stunning pages leave a lasting impact on our guests – as well as journalists and owners too. The more information you can give our in-house writers when it comes to the House Book and PR notes, the better they will be able to create a page that will entice and excite guests. We’ll notify you once your property page is complete, and will remedy any factual inaccuracies prior to the page being activated. Please keep us up to date with any changes so we can ensure your page is always current.

Why do you change the name of my property?

Our unique way of renaming a property is to protect the owner’s privacy during the open booking process. We handpick strong, well-considered names that we believe are a perfect match for your beautiful homes. Once a stay is confirmed and balance payment has been successfully received, we let our guests know the ‘real’ name of a home along with all the other details they need, information that is re-issued with the directions they receive just before arrival.

What is the booking process? 

Our aim is to maximise bookings for your property and our easy to use online booking system ensures that, even when the office is closed, guests can book your home at their leisure (an option that 68% of guests opted to use in 2018). From bankers to architects, doctors to grandparents; while our client base is varied, the one thing that unites them is that time is precious. Of course, there’s always a friendly voice at the end of the phone for those guests who prefer to speak to one of the team for guidance in terms of the best property for their break.

For you, the owner, we also make the booking and administration process as simple as possible. We notify you or your housekeeper of every booking to ensure that you are up to date, as well as providing you with a detailed breakdown of each party so that you are confident that every stay will run smoothly.

We excel in marketing and generating high booking levels for your unique home. Our Homestay Specialists are on hand to help with guest queries seven days a week, on top of the expert assistance of your private housekeeper who will offer a consistent point of contact. We can help you to find the perfect housekeeper for your property if you do not currently have one in mind.

What type of guest can I expect?

This is very dependent on your property location, the number of guests you can accommodate and the style of your home. From multi-generational family escapes to group gatherings and corporate breaks, our guests are looking for properties with a unique edge to afford them a truly experiential break.

What legal factors must I adhere to when renting out my own property?

Owning a holiday property that is marketed through Unique Homestays is a lucrative venture, but there are some practical considerations to think about. Council tax, business rates and VAT are areas on which to seek advice to ensure you’re maximising the return on your property.

Business rates

If you own a self-catered property that is available for short-term lettings for more than 140 days (20 weeks) annually you are applicable to pay Business Rates rather than council tax. However, many businesses are applicable to claim Small Business Rate Relief which can be up to 100% (dependent on your area). Please note the rules vary in Scotland and Wales. We will be able to point you in the right direction for more specialist advice.

The revenue that we generate for owners can often approach or exceed the VAT threshold, which is currently £85,000. You must register if your turnover in the past 12 months exceeds the VAT threshold, or if you think that your future turnover will exceed the threshold. We are very happy to discuss general VAT questions and procedures that we have in place for VAT registered owners, if you are considering VAT registration or simply require further information on maximising your rental income we suggest that you speak with your accountant.

When you become a Unique Homestays owner, you will join an exclusive club of dedicated owners who go the extra mile to ensure their property is a cut above the rest. It is integral to us that you receive nothing but the very best service from us; as well as having a dedicated Property Owner Consultant as your main point of contact, as well as a Homestay Specialist, and to handle all enquiries and bookings for your property, our marketing department works hard on your behalf to deliver a powerful marketing strategy for your home.

You will have an allocated Owner’s Area of the website that contains useful information for running your holiday home business, from health and safety information to property checklists, detailed financial reports and more; all of this is easily accessible at your convenience and ensures you have everything you need at your fingertips. We provide you with guest feedback after each stay, which gives you an insight into the service we have provided, how the guests enjoyed your property and any potential improvements that might be required. Combined with an annual visit from your our Property Owner Consultant, you will always be kept up to speed on how your property is performing and we pride ourselves on working closely with our owners to maintain a successful working partnership.
